How Long Should a Roof Actually Last in Central Ohio?

This is the number one question I get asked at estimates, so I'm just going to answer it directly: in the Columbus / Newark / Johnstown area, a properly installed 30-year architectural shingle roof usually gives you 18 to 25 real-world years. Not 30. Not 40. And if it's a 3-tab shingle or a shingle-over, cut those numbers down by a third.

Why the shingle wrapper says 30 and reality says 22

Manufacturer warranties are calculated in a lab, on a perfect deck, with perfect ventilation, in a climate that isn't Ohio. Ohio hits your roof with hail in the spring, 90-degree attic heat in July, freeze-thaw in January, and ice dams whenever the polar vortex swings through. Every one of those events costs you months of shingle life.

The three things that shorten lifespan the most

1. Bad attic ventilation

If the attic can't breathe, shingles cook from underneath. I've pulled 12-year-old roofs off houses where the underside of the deck looked like burnt toast because someone stuffed insulation over the soffit vents. Proper intake at the soffits + continuous ridge vent is not optional.

2. Missing ice & water shield

Ohio code requires ice & water shield 24 inches inside the exterior wall line at eaves. On complex roofs I extend it into every valley too. When a roof leaks in February from an ice dam, this is almost always what was skipped.

3. Shingle-overs

Laying a second layer of shingles on top of the old ones saves the homeowner a few thousand dollars and costs them 5–10 years of roof life. The new shingles can't lay flat, the nails don't seat properly, and you're trapping heat between two layers. We don't do them. Ever.

Repair vs replace — how I decide

If the roof is under 15 years old and the damage is localized (a valley, a pipe boot, storm damage on one slope), we repair. If it's 15+ years old and I'm seeing granule loss across the whole roof, curled edges, or exposed nail heads, replacement almost always wins on cost-per-year.

What granules in the gutter actually mean

Some granule loss is normal, especially in the first year. What matters is the pattern. If I clean out your gutters and it looks like beach sand across the whole length, your shingles are shedding their UV protection. Once that layer is gone, the asphalt underneath breaks down fast.

Do metal roofs last longer in Ohio?

Yes — 40–70 years is realistic for standing-seam metal, and they shed snow well. Upfront cost is 2–3x an asphalt roof, so it makes sense for a forever home or a hard-to-access roof, less so for a rental.

Does a darker shingle really age faster?

Slightly, if the attic is under-ventilated. With proper ventilation, color choice is mostly aesthetic. Pick what looks good with your siding.

Can I get more life out of my existing roof?

Yes. Keep the gutters clean, trim overhanging branches, and have someone check the flashings and pipe boots every couple of years. Boots crack around year 10–12 and cause 90% of the 'my roof is leaking' calls I get from otherwise-healthy roofs.
